Back To School Time For Fort Mill and Tega Cay is August 20th 2008

Fort Mill schools begin August 20, 2008. Many of you have been asking questions about an update to the elementary school enrollment freeze. Here is what is mentioned on the Fort Mill School District website:

The Fort Mill School District is now reviewing its elementary attendance areas to prepare for the opening of Sugar Creek Elementary and Pleasant Knoll Elementary in 2009. The process will take into account a number of considerations including enrollment, building capacity, demographics, transportation issues, transitions between schools, keeping neighborhoods together and creating an easily understood plan. A public meeting will be held in September to unveil reassignment options.

In the July school construction update both Sugar Creek and Pleasant Knoll elementary schools under construction are still on schedule to open August 2009.

Fort Mill, Tega Cay Realtor Quoted In The Fort Mill Times

Jenny Overman staff reporter with the Fort Mill Times wrote an article on August5, 2008 about how you can learn a lot about places and people on YouTube.com. Her article points out there are several videos on or about our area like Tega Cay, Fort Mill, and Indian Land.

Jenny said local residents are using YouTube to post videos for entertainment, make political statements, and business. She did a YouTube search for Tega Cay and came up with more than 15 real estate videos. Of course Carmen has all of her home for sale videos posted on YouTube so Jenny called Carmen for an interview and printed the following quote:

Carmen Miller, with Century 21 First Choice, uses YouTube to appeal to “Generation Y,” she said.
“We figured that over 80 percent of home buyers use the Internet and the big buyer pool coming in is 30 and under,” Miller said. “So we tried to think the way they think.”

By the way, Carmen hates it when I post things like this about her. With her continued success she’ll just have to put up with my blog posts about her.

Tips To Get A Mortgage Loan in Charlotte And Fort Mill

Simple preparation can make getting a mortgage loan easy!
 
It seems everyone has heard a horror story about getting a mortgage loan… I know because people go out of their way to share them with me!  This baffles me because it really doesn’t have to be that difficult.  About 80% of the loans I do every month are completed almost a week early.  That means the closing attorney has everything to close the loan 5 days before the buyer and seller are scheduled to show up… not bad!
 
The few that aren’t done early are still relatively smooth, but these could be prevented.  As a 10 year veteran of this business, let me share a few pointers that will save you time and possible hair loss…
 
  • Get fully Pre-Approved before looking at houses.  (We offer this service free of charge)
  • Allow at least 21 days to close (from contract being fully executed and loan application being made)
  • Provide documents that your lender requests quickly (same day) and fully legible (make sure you give all the pages)
  • Don’t move money within your accounts or apply for new credit during the process
  • Set-up your homeowner’s insurance at least 10 days before closing.  (It really stinks to have loan approval and not be able to send out the closing package because of insurance, it only takes 10 minutes to get this done)
  • DON’T quit your job… no really this does happen!
  • ASK your lender any questions you have about the process… we are here to help.  The better you underestand what to expect, the better your overall experience will be!
  • Do your mortgage with us… sorry I had to throw that one in!! 
 
These are some great general tips that will save you aggravation later.  Countless homebuyers rush the process and end up mad at the lender, Realtors or closing attorney… even though they were warned up front.  Loans can be closed within a week if everything fits into place perfectly, but that seldom happens and allowing enough time just makes good sense.

Tega Cay Votes No To 2nd Marina In Lake Shore

Tega Cay residents filled the Tega Cay council meeting room on July 24th to participate in a special session. The topic was the proposed Hidden Harbor Marina to be located in the Lake Shore subdivision of Tega Cy.  The council voted no to the marina plan.  This would have been the second Tega Cay Marina.

 

So why did the council vote no? Most Lake Wylie marinas are full with waiting lists. You would think this was a good deal for Tega Cay.  As it turns out the proposed 32 slip marina must meet Duke Energy’s shoreline management rules. The marina must be a true public marina but there is a hitch. The rule further states that a bordering development can not use the marina. That means Lake Shore residents could not use the marina. Lake Shore is home for approx 40% of Tega Cay residents.

 

The shoreline management rule was put in place in 2006. It’s too bad Newland, the company who developed Lake Shore, or Tega Cay that took over Lake Shore after Newland left in 2005 did not apply for a marina at that time.

 

Most Lake Shore residents I spoke with about this issue were opposed to the rule and did not want the marina with the restrictions. Lake Shore residents would gain non-resident traffic without the marina benefit. I am not surprised that there was a large turn out for the special council meeting. Some Lake Shore residents questioned if the council would have voted no without the large Lake Shore resident turnout.

Carmen Miller Launches New See Tega Cay Website

Hot off the press! Carmen Miller has launched a new website dedciated to information about Tega Cay. The new website is www.seetegacay.com.

What’s different about seetegacay.com versus homesfortmill.com? Seetegacay.com is dedicated to just Tega Cay. It is not focused on real estate but about Tega Cay. 

The website contains information about Tega Cay, history, news, videos, and photos. The site went live on Thursday July 31st. More information , updated photos and viseos will be added soon.
